집합주택에서는 무엇이 중요할까?
아늑한 보금자리,
어울려 살고 만나는 장소,
아이들이 뛰어노는 소리, 인사하는 소리가 들리는 곳,
그리고 거리와 도시에는 풍요롭고 아늑한 환경을 제공하는 것.
이것이 무엇보다 중요하지 않을까?

Where we offer a rich and inviting environment to the streets and the city.
A Complex Designed for Walking.
먼저 이런 단지는 걷기 좋아야 한다고 생각합니다.
First of all, complex like this should be good for walking.
공공보행통로, 용리단길과 역을 이어주는 길, 그리고 20%의 공원도 우리 모두가 자연스럽게 접근하고 즐길 수 있는 야외공간이였으면 좋겠다고 생각했습니다. 따라서 여러 길을 만들어주는 작게 쪼개진 저층부를 계획했습니다.
I envisioned a public pedestrian passage that connects to Yongsan’s famous Yongridan-gil and the nearby subway station. Additionally, 20% of the space is dedicated to parks, ensuring that everyone has easy access to outdoor areas. To achieve this, the lower levels are divided into smaller sections, creating multiple walkable paths.
마을처럼 펼쳐진 저층부는 두 층짜리 상가들이 들어가며, FnB, 쇼핑, 주민편의 시설 등의 역할을 담당합니다.
The lower levels of the complex function like a small village, with two-story commercial buildings. These spaces accommodate F&B outlets, shopping areas, and convenience facilities for residents.
몇 개의 건물이 하나의 동으로 묶어 2층을 브릿지로 연결해 접근성을 높였습니다.
Some buildings are grouped together and connected by second-floor bridges, enhancing accessibility.
A School Integrated into the Complex
그 위로는 학교와 유치원이 있습니다. 아파트와 학교가 바로 붙어있는 게 아니라 아예 함께 있는 단지를 계획했습니다.
학교가 3층부터 있기 때문에 학교를 위한 공중마당이 중심을 잡아주며 왼쪽은 초등학교, 오른쪽은 유치원이 들어갑니다.
학교는 주민편의시설과도 어우러집니다. 마당과 유치원 사이에는 경로당이 있어 아이들을 보호할 수도 놀아줄 수도 있습니다. 또 작은도서관이 학교 도서관에 포함되어있어 학생과 주민이 함께 사용하며, 모두 보다 큰 도서관을 이용할 수 있습니다.
The upper levels house a school and kindergarten. Instead of being adjacent to the apartments, the school is fully integrated within the complex.
Since the school is located on the third floor and above, an elevated courtyard serves as the focal point. On the left, an elementary school is placed, and on the right, a kindergarten.
The school is also seamlessly connected to community facilities. Between the courtyard and the kindergarten, there is a senior center where elders can watch over and interact with the children. Additionally, a small public library is integrated into the school library, allowing both students and residents to share and utilize a larger collection of books.
마당은 1층의 공원을 쉽게 오갈 수 있게 넓은 계단으로 연결되어있습니다.
The courtyard connects to the first-floor park via a wide staircase, making it easily accessible.
저층과 마찬가지로 적당히 끊어진 건물은 사이 사이 틈을 만들고 데크나 브릿지로 연결됩니다. 이런 데크는 실내와의 높낮이 차이가 있기도 하며, 걸어 지나가기도, 멈춰 모여 놀기도 할 수 있습니다. (바닥의 높낮이가 달라져 자연스레 움직임을 늦추며, 멈춰 놀기 좋은 공간을 만든다.)
Like the lower levels, the residential buildings are deliberately spaced apart, creating gaps that are connected with decks and bridges. These decks, with slight elevation differences, serve as pathways but also as gathering spaces where people can stop and play. (A change in level naturally slows movement, making it ideal for lingering and socializing.)
여유공간이 많은 학교는 교실 안 혹은 넓은 복도 모두 수업공간으로 사용할 수 있으며, 창밖으로 보이는 공원과 나무, 쉽게 야외를 오갈 수 있는 점이 아이들이 놀기 좋은 환경을 만듭니다.
With ample open spaces, the school allows for flexible use of classrooms and wide hallways as learning environments. Views of the park and trees through the windows, along with easy access to outdoor areas, create an ideal setting for children to play and explore.
A Diverse Residential Environment
다양한 주거환경을 위해 저층형과 타워형 둘 다 배치했고, 33, 59, 84, 132 네 종류의 유닛을 두어 1인부터 4인가족까지 모두 살 수 있도록 하였습니다.
To accommodate a variety of lifestyles, both low-rise and tower-type residences are included. The units come in four sizes—33, 59, 84, and 132 square meters—suitable for single occupants as well as families of up to four members.
집은 어때야할까요?
유닛에 대해서는 더 다양한 경험을 할 수 있는 집이 좋다고 생각했습니다. 그러기 위해 첫번째, 거실과 방으로 나눠진 구성보단 중심을 잡아주는 무언가 가 있어 순환할 수 있는 구성, 일방향 동선보다 여지가 많은 구성을 선택했습니다. 두번째는 일상에 야외공간을 더할 테라스를 두었습니다.
What should a home be like?
I believe a home should offer diverse experiences.
Instead of a conventional layout divided into a living room and bedrooms, the units feature a central space that allows for a more fluid and interconnected living experience. This creates multiple circulation paths rather than a rigid, single-direction flow. Also, each unit includes a terrace, adding outdoor space to everyday life.
Creating a Neighborhood Where People Greet Each Other
인사하는 동네를 만들기 위해선 무엇이 필요할까요?
먼저 현관 앞 여유공간을 두었습니다. 문을 열었을 때 집 안이 바로 보이지 않고, 현관문 앞의 의자에 안자 얘기를 하거나 짐을 놓아둘 수 있습니다.
What is needed to foster a neighborhood where people naturally greet one another? First, the entrance area includes a small buffer space. When the door opens, the interior is not immediately exposed. There is also a small bench where residents can sit and chat or temporarily place their belongings.
각 층에 넓은 공용공간을 두었습니다. 코어에서 바로 연결된 이 공간은 중앙의 큰 정원을 향해 뚫려있어 사람들이 모여 자연을 보며 쉴 수 있습니다.
Each floor features a spacious common area directly connected to the core. These spaces open towards a large central garden, providing a comfortable gathering spot where people can relax while enjoying the greenery.
